The Cottages of Bay Meadows is a condominium association. Condominium means common ownership. The development and the cottages or condominiums are commonly owned or co-owned. The space within a cottage is owned by the cottage owner and is his/hers to decorate and maintain.

Within a condominium development, Co-owners hold a deed to their condo property and can build equity in it. Co-owners can deduct mortgage interest and property taxes on their federal tax returns. Co-owners are not responsible for outside maintenance such as lawn mowing, trash pick-up, snow removal, and external painting and building maintenance.

The Cottages of Bay Meadows is a community which provides opportunities for neighbors to interact during Association social events, book clubs, holiday walks, etc. Co-owners may also participate in workdays, on Association committees or on the Association Board. Neighbors in the Association look out for each other’s welfare, thereby providing added security.

The Cottages of Bay Meadows was developed in a beautiful natural setting of mature trees and ponds in northern Holland, Michigan. The grounds are inhabited by a variety of wildlife including ducks, turkeys, fish and deer. Additional Association amenities available to co-owner neighbors include tennis courts, an in-ground pool, and Club House.

Common ownership requires the Board to assess monthly fees to pay for services and maintenance of the 58 cottages in the Association. Compared with the costs of maintaining a private home, ownership of a Bay Meadows cottage offers good value.

Emergency Contact Form

The Emergency Contact Form needs to be filled out and returned for our records. The Board just recently discovered this needs to be done at least every five years and, best case, every year. We are missing many of the contact forms. Yes, emergencies do happen.

4) Scan filled-in printed form and email to jonssonsr@gmail.com.

What makes the Cottages at Bay Meadows such a great place to reside?

  • We are in a natural environment with all its beauty.
  • We share this place with the creatures who lived here first.
  • We have great neighbors who are willing to help each other.
  • We live in units that are detached and allow for privacy.
  • We have a beautiful Recreational Facility with tennis/pickleball courts, pool, and access to rent a clubhouse.
  • We have wonderful walking/bike paths at our doorstep which help us enjoy parks and beaches.
  • We have a Board of Directors who volunteer and give hundreds of hours making the Cottages a premier condo complex.
  • We have a Board who treats all owners equally and fairly as they listen, respond, and try to solve issues that need resolution.
  • We have volunteers who perform countless hours and ways of helping the Cottages look and feel right.
  • Enforcement of the By-laws, Rules and Regulations is one of the areas where the Board spends considerable time. It is a big help when everyone abides by the rules we all agreed to
