Moving In

What does the Association require of new Co-owners? 

  • New co-owner’s name(s), purchase price and phone number
  • A nonrefundable contribution to the Capital Fund equal to two months association dues (e.g., $390 x 2 = $780).
  • The first month’s Association dues payable in advance.
  • A security deposit equal to two months Association dues (e.g., $390 x 2 = $780) refundable to the co-owner upon sale of the unit providing the unit has been maintained according to Association requirements as stated in the Bylaws and other Association documents.
  • An annual Capital fund of $1,000.00 due July 1.  An appropriate apportionment of this fee should be made between buyer and seller at closing.

Considering remodeling?

Prior to initiating any structural change or significant remodeling, a written request for approval should be submitted to the Board. Guided by the Association Bylaws, the Board will approve or disapprove the request.

Wishing to sell your cottage?

According to the Association Bylaws, Co-owners must notify the Board of intent to sell prior to placing the cottage for sale. The Bylaws also state that certain other requirements need to be met prior to the closing of the sale including Inspection of the unit by a member of the Association Board. Leaving on vacation?

  • Notify others (Board member, neighbor, friend) that your cottage will be vacant and the approximate dates of vacancy.
  • Provide a key to a neighbor or friend and let the Board know who has access to your unit.
  • Turn off the water supply to your cottage and drain water from the pipes by flushing the toilets and running the water from a lower level faucet.
  • In the winter, use an alarm system to notify others in the event your furnace fails.
  • In the summer, if you leave your condo for an extended period, please leave the interior door to your sunroom open to your condo. This allows for ventilation and helps prevent heat damage to the sunroom's window seals.
